Home Staging Consultation (verbal)    $150
SWC does a walk-through of the entire property, inside and out, looking at everything from curb appeal to wall color and furniture placement, making recommendations as to what changes and updates need to be made. All suggestions keep in mind what will achieve the greatest impact and 'bang for your buck'. We will sit down and discuss your goals and address any questions you may have. Homeowners are encouraged to take notes for future reference. We will be happy to answer any questions at no extra charge via phone or email during your staging process.

Home Staging Consultation (w/ report)    $250 ($150 + $100)
At the completion of a verbal consultation, we will re-tour the property taking digital photos and notes. A very detailed report will be produced, outlining specific room-by-room recommendations. This guide is great for do-it-yourselfers. It will be sent to you within 48 hours. If hands-on-staging is desired, we will establish a budget and timeframe and include a proposal that estimates time & charges, along with contracts, to be signed and returned before staging can be scheduled.

I've had so many clients say to me, "If I had only gotten your advice before I did this!" that I decided to incorporate this service on my website. Getting an expert opinion can save you so much time, energy, and money in the long run! Occupied Property Staging    Half day/$250   Full day/$500
Don't have the time or desire to stage yourself? After completion of a home staging consultation w/ report, SWC will stage your home using your existing furniture and décor, wherever possible. Space planning techniques will be used to optimize traffic flow and create a feeling of spaciousness. Buying a home is an emotional process, and proper staging appeals to those emotions. Using visual interests that will trigger buyers to feel like this could be 'home', we will add the 'wow' factor! We may recommend editing or storing certain items or adding some carefully chosen furniture and/or accessories. These may be purchased or rented at a low monthly fee from SWC's extensive current inventory. Staging will be done to appeal to today's discerning buyers in a classic, contemporary style appropriate to your home's décor and price point. Upon completion, we will take photographs for your use in marketing on the MLS.

Vacant Property Staging    $1,500 - $3,500+
Vacant homes are a tough sell! They come across as cold and uninviting and leave buyers confused as to proper function and layout. Vacant home staging is our specialty! A minimal investment in staging will help market and move your property, so much more affordable than a price reduction - which still doesn't solve the problem! We have a fabulous inventory of unique items, taking it up a notch from the standard rental fare. Furniture/accessories/window treatments/linens, etc. - everything is included (for 2 mos.), plus delivery, set-up, and removal. If the house hasn't sold by then, there is a small prop month-to-month rental fee (averages
$300-$400). For larger properties, we coordinate with a local company to choose the inventory needed. You have the option of having the whole house staged, or just a few 'key' areas. After discussing with you your specific requirements, we will do a consultation with written report, outlining our plan ($250).

Redesign Services    $150/visit (1-3 hours)
Not moving, but want a fresh, updated look for your home? SWC will visit with you and provide helpful suggestions using your own furniture and décor where possible. We will make changes as desired by moving furniture and 're-purposing' items and rearranging artwork and accessories. Recommendations will be made for any items to be purchased that we feel would help bring your home's décor up to date and help you fall in love with it all over again!
